The Building Process
Dallas and Mitch demystify the process of building your home and have strong client friendly building processes which guide the journey from concept through to handover. This ensures you are not ‘in the dark’ about what’s going on or what happens next in building your home.
BHI Builders will meet with you to discuss the possibilities for your new home. You can let us know what it is you want to achieve and we will explain our services and the building process.
An obligation free meeting on site will allow us to make a preliminary assessment of your land characteristics such as slope, orientation, views, and planning requirements.
A preliminary agreement allows us to organise a site survey, soil testing, planning report and concept design on your behalf (for a modest fee). These are yours to keep. At this stage we will provide you with an estimated costing for your consideration. The Preliminary Agreement can be extended through to Final Documentation.
Already have your own plans? We can review them with you!
We meet with you to review the Concept Plan and Costing against your objectives and budget and take you through the options for fixtures and finishes. We will work with you to incorporate your design and lifestyle requirements into your home. Only when you are satisfied with the design will we proceed to finalise the documentation for construction including Working Drawings, Engineering Design, Energy Assessments and Planning Approvals.
Our tender will include: a comprehensive Schedule of Fittings and finishes (we will also be clear about what is not included); a realistic timeframe for construction; a copy of the proposed plain-English Building Contract; and a Tender price itemised by the main cost categories.
We Want to Proceed
Once you have signed the Building Contract we can organise Building Approvals and commence construction.
You will be able to monitor the Construction Program, Selections, Contract Cost, and communicate with us using our online client access system so that you are always informed.
We can organise regular on-site walkthroughs of the project with you. If you change your mind about something or it is not quite what you were expecting, we can work with you to see if we can incorporate the change into the project. We will manage the construction to meet the material and workmanship standards that we have committed to achieving.
We want you to love your new home. Before we handover the keys we will make sure that you are happy with all aspects of it. We will also walk you through the operation of the home and give you a Home Owners Manual with Instruction books and Servicing and Cleaning advice so that you can maintain the quality and value in your investment.
Our commitment to you doesn’t finish when we hand over the keys. We will be there to attend to maintenance issues after 90 days and again at 12 months after completion because we know that a house needs to be monitored through all four seasons before we can give it the final tick. Satisfied clients are our best advocates and we’d love to have you recommending us after having gone through the experience.
